In this episode of The Mortgage Broker Broadcast, I welcomed back a familiar face and voice in the industry: Dan Knott, also known as “Dan Does Mortgages.” For those who have followed Dan’s journey from the early days of his career, you’ll know he’s been on the podcast twice before. First in December 2021, shortly after he entered the mortgage industry, and again in May 2023. Now, nearly 18 months later, Dan returns to reflect on a turbulent but transformative 12 months.

Dan Knott: Mortgage Broker with a Mission

Dan is a self-employed mortgage advisor who specialises in helping first-time buyers navigate the complex world of property ownership. Since joining the industry in late 2020, Dan has built his business from the ground up, focusing on organic lead generation through content creation—particularly on Instagram, where he has amassed a large and loyal following.

His approach is simple but effective: offer relatable, informative, and consistent content that resonates with first-time buyers. With over 600 posts, Dan has transformed his brand and business without needing perfection—just persistence.

A Year of Personal Challenges

2023 was a record-breaking year for Dan’s business in terms of profits and growth. However, it was also the most emotionally and physically challenging year of his life. Dan faced the loss of his grandmother, began a major home renovation, welcomed his second child, endured months of sleepless nights, and, most significantly, was diagnosed with blood cancer in August.

For two months, Dan had to switch off from client calls and focus on what he calls “controlling the controllables.” Despite multiple misdiagnoses, he trusted his instincts, pushed for answers, and finally received an accurate diagnosis—thankfully the best-case scenario, lymphoma, which was treated by removing a lump.

By October, Dan was given the all-clear. Although he still bears the emotional scars of the experience, his mindset and resilience have only grown stronger.

Using His Story to Educate Clients

As mortgage brokers, we often encourage clients to consider protection policies, but Dan now uses his own experience to stress the importance of cover even more authentically. Fit and healthy with no prior medical concerns, Dan was still hit with a life-changing diagnosis.

He now shares his story during protection conversations, emphasising how vital it is to prepare for the unknown—especially when you have dependents. It’s not about scare tactics; it’s about real-life context. And nothing builds trust like lived experience.

The Power of Evergreen Content

During his time away from recording new content, Dan leaned heavily on his evergreen posts. Content he created one or two years ago continued to deliver value by being re-shared with updated captions.

This highlights an important lesson for brokers: if your content is answering frequently asked questions and solving client problems, it will always be relevant. It doesn’t have to be perfect; it just needs to be out there.

What’s Next for Dan?

Dan is clear that he doesn’t aspire to run a large brokerage with a big team. Instead, he wants to build a lifestyle business, leveraging his brand, voice, and network. He’s also eyeing paid speaking gigs, brand partnerships, and expanding the “Let’s Buy a Home” ecosystem.

What stands out is Dan’s willingness to adapt, try new things, and trust the process. He’s not afraid to share his journey—the highs and the lows—and that authenticity is what makes him such a respected figure in the mortgage space.
